Les derniers investisseurs pourront réduire leur impôt sur le revenu de 9 % en cas d’engagement de location sur six ans, 12 % sur neuf ans et 14 % sur douze ans.Pour mémoire, le bien doit être situé dans une zone tendue, et respecter des conditions de loyer et de ressources du locataire. La réduction d’impôt est plafonnée à un investissement de 300 000 euros, et 5 500 euros le mètre carré. Par ailleurs, le régime Pinel + ouvre droit à un avantage fiscal supérieur : la réduction d’impôt s’élève à 12 % sur six ans, 18 % sur neuf ans et 21 % sur douze ans. Il est réservé aux biens situés dans des quartiers prioritaires de la politique de la ville ou respectant certaines normes de qualité.Le dispositif Pinel s’apprête donc à rejoindre la longue liste des régimes de défiscalisation immobilière qui se sont succédé depuis une quarantaine d’années, comme le Duflot, le Scellier ou le Robien. Reste à savoir quelle sera la politique du logement du nouveau gouvernement, et si une nouvelle incitation fiscale verra le jour pour convaincre les Français d’investir dans la pierre. « Les espoirs sont maigres compte tenu du dérapage des finances publiques », note Sandrine Allonier, la porte-parole du courtier en crédit Vousfinancer.
